While insurance companies have improved their models, they still have a hard time matching premiums to risk in wildfire zones. Preferred carriers are retreating, leaving many properties in the Excess and Surplus (E&S) or FAIR plan markets—and these policies aren’t backed by state insurance guarantee funds. The good news is that the tide may be turning: new laws in some states require insurers to offer discounts for structural mitigation steps like defensible space and fire-resistant construction materials. And strong documentation that proves you’ve taken these measures can give you leverage to negotiate a better policy or challenge a non-renewal.

For starters, you can lower your protection class by cutting back dry brush around dwellings and outbuildings. This can cut your rate by 5 percent or more. You can also save money by lowering your deductible, which is the amount you pay out of pocket before your insurance company starts paying on a claim. The higher the deductible you choose, the lower your rate will be—though keep in mind that you’ll need to have cash available to meet your deductible. Also, consider choosing a home built with fire-resistant building materials, such as concrete block, and adding features such as interconnected smoke detectors, sprinkler systems or professional monitoring for your home security system.
